Land north of Water Lane, Angmering
KEY FACTS
Plans have been approved to build more than 500 much-needed homes in the West Sussex village of Angmering. The development, near the A27 and South Downs, will comprise apartments, houses and bungalows across an 81-acre site. Motion supported developer CALA Homes with detailed design for the main site access and Section 278 highway works.
The widening of an embankment to provide a new right turn lane and a new three-arm roundabout will significantly improve safety at the Water Lane and A280 junction. The roundabout footprint approved during the planning process was further reduced by Motion, mitigating the impact to a flood-sensitive woodland area. This resulted in fewer intrusive retaining structures, reducing cost and environmental impact.
The team has achieved technical approval for seven S278 agreements, six of which have now completed the construction phase. A new emergency access, bus link and pedestrian facilities on the road adjacent to the site were also proposed. A public right of way will be diverted and upgraded to a bridleway for the benefit of local cyclists and equestrians.
The scheme has good access to amenities, schools and commuter links. It will also deliver more than 20 acres of public open space, including play areas and fitness trails.
