Martello Land and Properties is redeveloping a 13.5 hectare former caravan park to provide retail and residential units as part of Tendring District Council’s regeneration strategy. Motion coordinated the infrastructure provision for the scheme, which will provide much-needed jobs and amenities for the residents of Walton-on-the-Naze.
Motion advised Martello Land and Properties on transport and drainage matters prior to planning submission, designing and managing the S278 and S38 highway works, and the S104 adoptable sewerage works. Project management, contract administration and cost management was provided for the works, as well as the detailed design for a new access road and two branching roads.
Part of the site lies within Flood Zone 3a, which carries a one-in-100 year risk of river flooding or a one-in-200 year risk of marine flooding. In the event of the failure of the site’s sea defences, provision needed to be made for an alternative emergency route if flooding affects the main access road. Motion also recommended earthworks to raise properties above flooding levels.
Martello Land and Properties will offer fully serviced plots suitable for retail and commercial use. As lead consultant, Motion ensured that all plots had access to water, gas, drainage, electricity and telecoms services.
216 new homes are to be built by Taylor Wimpey. The scheme will also deliver a 1,254 square metre Aldi supermarket, an independent living complex comprising 60 apartments for older people, and a 16 bed higher social needs unit for adults with profound disabilities.
